UAE Golden Visa Guide: Categories and How to Apply
A long-term, renewable residence visa that isn't tied to a single employer — here's who qualifies and how the process runs.
1. What the Golden Visa is
The Golden Visa is the U.A.E.'s long-term residence visa programme, offering renewable terms of five or ten years depending on category — far longer than the standard employment or investor visas, which typically run two to three years. Its biggest practical difference is that it is not sponsored by a single employer, so holders keep their residency even if they change jobs, provided the category's underlying conditions continue to be met.
2. The main eligibility categories
- Real estate investors — for individuals who own qualifying property in the U.A.E. above a minimum value set by the relevant authority. Given our real estate focus, this is the category we handle most often.
- Investors and entrepreneurs — for company owners and investors meeting the capital or business criteria set for this category.
- Specialised talents — including certain doctors, scientists, executives, creatives and other professionals recognised under the programme's talent criteria.
- Outstanding students and graduates — for high-achieving students from qualifying institutions.
Each category has its own documentation and eligibility rules, set and periodically updated by the U.A.E. authorities. We confirm which category fits your situation, and the current criteria for it, before starting an application.
3. What the visa gives you
- Long-term residency (5 or 10 years, renewable) not tied to a single sponsor.
- The ability to sponsor immediate family members — spouse and children — under the same long-term status.
- Continued residency even during extended periods outside the U.A.E., within the programme's rules.
- The stability to plan business, property and family decisions on a multi-year horizon rather than a short visa cycle.
4. How the application generally runs
- Category confirmation — matching your situation (property, investment, business or professional profile) to the correct category.
- Document preparation — title deeds, company documents, qualifications or other category-specific evidence, prepared to the authority's format.
- Nomination or application submission — filed with the relevant authority (which varies by category — for example the Dubai Land Department for property-based applications).
- Medical testing and Emirates ID — carried out at government-approved medical centres once the application is approved in principle.
- Visa issuance — the long-term visa is stamped and the Emirates ID issued.
5. How BeeSmart helps
We work out which category genuinely fits before you spend on documentation, prepare and check the paperwork against the authority's requirements, submit and follow up on the application, and coordinate the medical and Emirates ID steps so nothing stalls between government departments. See our business setup guide if the Golden Visa is part of a wider company-formation plan.
